How many submarkets does Chapter3 cover?

Nine core Grand Strand submarkets: Myrtle Beach, North Myrtle Beach, Surfside Beach, Garden City, Murrells Inlet, Pawleys Island, Little River, Carolina Forest, and Conway.

Why analyze submarkets separately?

Price, inventory, rental demand, and short-term-rental rules vary widely between Grand Strand towns. A number that is true for Myrtle Beach may be wrong for Conway or Pawleys Island.

Which Grand Strand submarket fits what you are trying to do

Nightly-rental figures are the average across every active listing in each market, part-time ones included, so a well-run property earns more than the number shown. Conway and Little River are yearly-rental markets that also carry some nightly supply. Carolina Forest carries none. Open a submarket for the full picture.

Start from what you are trying to do

Nine submarkets is a lot to read through. Find the line that matches your plan and start on that page.

I want the highest nightly revenue per property

Start with Murrells Inlet and Surfside Beach. They lead the Strand on average annual revenue and nightly rate, because the south end is mostly whole houses rather than one- and two-bedroom condos.

I want the lowest price to get in

Start with Conway and Little River. Both are yearly-rental markets inland or up the coast, with the lowest entry prices on the Strand and tenant demand that does not depend on the summer.

I want schools and a family neighborhood

Start with Carolina Forest. It is the master-planned inland corridor, the HOAs require long leases rather than nightly stays, and tenant demand follows the school attendance zones.

I want the easiest property to buy, rent and resell

Start with Myrtle Beach or North Myrtle Beach. They hold the great majority of the Strand's listings, so there is always inventory, always comparable sales, and always a buyer when you sell.

I want quiet, and I am buying for myself as much as for yield

Start with Pawleys Island. Higher nightly rates, lower occupancy, an older and higher-end housing stock, and a buyer pool motivated as much by using the place as renting it.

I want to be near the water without oceanfront pricing

Start with Garden City. The peninsula has ocean on one side and the inlet on the other, and creek-side homes with dock access sit well below the oceanfront blocks.
