Chapter3 Realty Corp (“Chapter3,” “we,” or “us”) respects your privacy. This policy explains what we collect on chapter3realty.com, why, and the choices you have.
Information we collect
- Information you give us, when you submit a contact or property-analysis form, we collect your name, email, phone number, the property or interest you tell us about, and any message you send.
- Automatic information, like most websites, we use analytics (Google Analytics) to understand traffic. This includes things like pages visited, general location, device, and referring site. It does not identify you by name.
How we use it
To respond to your request, provide the property information or analysis you asked for, follow up about buying, selling, or investing, improve our website, and meet legal and recordkeeping obligations. We only send marketing messages if you ask us to, and you can opt out at any time.
How your form is processed
Form submissions are delivered to us through a third-party form service (Web3Forms) that transmits your message to our email. We also work with an affiliated mortgage lender; if your request involves financing, we may share your information with them so they can help, see our Affiliated Business Arrangement disclosure in the site footer.
The property analyzer and address lookup
When you use the investment analyzer at /invest/long-term-rental/ or type in its address box, the property address you enter is sent to third-party services so the tool can look up and analyze that property. We do not send your name, email or phone number to any of them.
- Anthropic (United States) receives the property address and the property details you enter, and returns the written analysis. Anthropic does not use data submitted through its API to train its models.
- Cloudflare (United States) runs the service that makes these requests and stores the resulting analysis for up to twelve months, so that the same address returns the same numbers to everyone who looks it up. What is stored is the property analysis, keyed to the address. It is not linked to you.
- The United States Census Bureau geocoder converts an address into map coordinates.
- Photon, an address-suggestion service operated by Komoot in Germany, receives what you type in the address box in order to suggest matching addresses. This means that text leaves the United States.
- Horry County, South Carolina public GIS records are queried for nearby building permits.
If you would rather not have an address processed this way, do not enter it in the analyzer. To ask what is stored for a particular address, or to have it removed, email hello@chapter3realty.com.
Who we share it with
We do not sell your personal information. We share it only with service providers who help us operate (such as our form and analytics providers and our affiliated lender when relevant), or when required by law.
Cookies and analytics
We use cookies and similar tools for analytics. You can control cookies in your browser settings, and you can opt out of Google Analytics using Google’s browser add-on.
Your choices
You can ask us to access, correct, or delete the information you’ve given us, and you can unsubscribe from our messages, by emailing hello@chapter3realty.com.
