The finished number comes from a comparative market analysis, a CMA. We pull the homes most like yours that sold in roughly the last three to six months, adjust for the differences that matter, and land on a realistic range plus a pricing strategy for the season.

What moves the number

What actually moves your home's value here

  • Location and water. Ocean, Intracoastal, creek, golf, and even which way a condo faces. The same floor plan prices differently by view.
  • Condition and the big systems. Kitchens and baths, and the age of the roof and HVAC. Buyers here price salt-air wear into every offer.
  • HOA health on condos. Dues, reserves, insurance, and litigation all show up in the price, because they decide which buyers can even finance the building. That financing status is explained in our guide to non-warrantable condos.
  • The buyer's tax status. A primary resident pays the 4 percent property tax rate and a second-home or rental buyer pays 6 percent, which changes what each will pay for the same house. Details on the property tax page.

  • Season and timing. Spring sales move fastest here. The best month for speed is not always the best month for price, which is part of the pricing strategy we bring with the CMA.

The details that change the price

What public records cannot tell you

Public records list beds, baths, and square feet. They do not show the ocean view, the renovated kitchen, the building's reserve fund, or whether the condo next door just sold as a non-warrantable unit. In this market those details move prices by tens of thousands of dollars.
