What it costs to sell a house in South Carolina
Selling a South Carolina home has six main costs. The agent commission. Deed stamps, a state and county transfer fee of 1.85 dollars per 500 dollars of the price. The closing attorney's fee, because South Carolina requires an attorney to conduct closings. An owner's title policy. Any HOA transfer or estoppel fees. And whatever repairs or credits you agree to during the deal. Your mortgage payoff is not a cost, but it comes out of the same check.
On most sales the commission is the biggest line and deed stamps are second. Everything else is smaller, but it adds up, which is what the calculator below is for. Buying instead of selling? The buyer side lives on our closing cost calculator.

Your estimated net, line by line
Estimates for planning. Commission varies by listing. Deed stamps are calculated automatically at $1.85 per $500 of price. Attorney, title, and closing fees vary by firm. Property taxes get prorated to your closing date at closing. For exact numbers, ask us for a free seller net sheet.
The transfer tax
Deed stamps, explained in one paragraph
South Carolina charges 1.85 dollars for every 500 dollars of the sale price when the deed records, 1.30 to the state and 0.55 to the county. That works out to about 0.37 percent. On a 300,000 dollar sale it is 1,110 dollars. The seller pays it, and it is set by law, so it is the same no matter who lists the home. The calculator above figures it for you automatically.

Out-of-state sellers
Selling from out of state? Withholding applies
When the seller is not a South Carolina resident, the state collects part of the gain at closing under form I-290. It is a prepayment of tax, not an extra tax, and you settle the real amount on your return. Check the box in the calculator above and it reminds you on your results.

Netting more
Three ways sellers net more
- ✓Price it right the first time. Homes that sit end up taking price cuts, and price cuts cost more than any fee. Our free home valuation sets the number from sold comps.
- ✓Spend on the small fixes. Paint, light, and decluttering routinely return more than big renovations. We tell you which is which for your house before you spend anything.
- ✓Reach more buyers. More qualified buyers means competing offers, and competing offers set the price. That reach is the core of our listing marketing. Selling on your own instead? Read the FSBO page, including the coaching we offer.

Common questions
Cost to sell FAQ
How much does it cost to sell a house in South Carolina?
Plan for the agent commission, deed stamps of 1.85 dollars per 500 dollars of price, an attorney closing fee, a title policy, any HOA transfer fees, your prorated property taxes, and whatever you agree to credit the buyer. On most sales the commission is the largest line and deed stamps are second.
What are deed stamps in South Carolina?
A state and county recording fee charged when the deed transfers: 1.85 dollars per 500 dollars of the sale price, about 0.37 percent. On a 300,000 dollar sale that is 1,110 dollars. The seller pays it by law and by custom.
Does the seller need an attorney in South Carolina?
Yes. South Carolina requires a licensed attorney to conduct real estate closings, so the attorney fee is part of every sale, agent-listed or not.
Do I pay capital gains tax when I sell?
Sometimes. A primary home usually gets a large federal exclusion, and rentals and second homes are taxed differently. Out-of-state sellers also face South Carolina withholding at closing. Our capital gains page walks through all of it.
What is a seller net sheet?
A line-by-line estimate of what you walk away with: price minus payoff, commission, deed stamps, attorney and title fees, prorations, and credits. We prepare one free for your exact situation on request.
Is the commission always 6 percent?
No. Commissions are negotiable and vary by brokerage and by listing. The calculator on this page uses an editable example so you can model any rate.
